Every seller wants to make the selling process as quick and painless as possible. Along with getting a real estate agent, there are a few other steps sellers can take to ensure selling their home is SIMPLE! We have a list of steps we recommend to sellers after they have put up the “for sale” sign and are ready to show their home to potential buyers.

An inviting interior ensures good street appeal. In most cases, if a prospective purchaser likes the exterior, they will want to see the interior. Keep your yard cut shorter than normal. Trim and edge the yard once per week. Make sure all debris is removed. In the winter months, make sure snow and ice are removed from the sidewalks and driveway.

Make sure all soil around your home is sloping away from the foundation. The slope should be a minimum of 12 inches for the first 10 feet from the foundation walls. Also, attach or reattach roof gutter downspo ...

Homeward Bound April Newsletter

Hello. Megan and Parnell here.  Welcome to the month of April.  April 1 has already passed so I can’t play any April Fools jokes on you.  Never been a fan of those anyway.   As you know COVID-19 has been far from an April fools joke. We all wish it were.

The good news is that there is an end to this, but we have made adjustments to better serve customers and keep their safety a top priority.

Some examples of this would be offering virtual Buyer and Seller consultations with Google Video Conferencing for our clients who prefer this to in-person meetings.

We are still available to show properties in most cases but we can facilitate most home showings virtually to support social distancing or can send you a video walk-through.
Our in-house marketing team is committed to showcasing property virtually. Walk through videos of all our listings and the communities will be created. We also have a virtual brochure for all properties. For thos ...

Create An Evacuation Plan For Your Pets

An evacuation plan is a necessity for every home, especially if you live in an area where fires, earthquakes, hurricanes, flooding, and other disasters are a possibility. Many homeowners create evacuation plans for their homes and practice them with their kids, but far fewer have considered one for their pets. Take these steps to add your pets to your evacuation plan.

Assign pet evacuation to an adult. Everyone should know how to act during an evacuation, and that includes assigning one parent or adult to the pets. This allows the other parent and the children to focus on their part of the evacuation plan, so there’s no confusion during a high-stress moment when time is of the essence.

Keep evacuation maps and pet carriers readily accessible. If you need to evacuate, you should know exactly where every important item is. If you pets require carriers, keep them in a place that you can access easily.

Practice your plan. Include your pets in your home e ...

Short Sale and Foreclosure: How Are They Different?

As unfortunate as it can be when homeowners fall behind on mortgage payments and must face the possibility of losing their homes, short sales and foreclosures provide them options for moving on financially. The terms are often used interchangeably, but they’re actually quite different, with varying timelines and financial impact on the homeowner. Here’s a brief overview.
A short sale comes into play when a homeowner needs to sell their home but the home is worth less than the remaining balance that they owe. The lender can allow the homeowner to sell the home for less than the amount owed, freeing the homeowner from the financial predicament.

On the buyer side, short sales typically take three to four months to complete and many of the closing and repair costs are shifted from the seller to the lender.
On the other hand, a foreclosure occurs when a homeowner can no longer make payments on their home so the bank begins the process of repossessing it. A foreclosure u ...

What To Repair Before You List

When you’re getting ready to list your home, it’s of the upmost importance to ensure you are showing it in the best light. Taking time to highlight its strengths and fix up some of its possible weaknesses can make a big difference in how fast it sells. Here are our top five recommended repairs to make before selling your home.

Repaint walls.

Giving your home a fresh coat of paint is one of the most cost-effective ways to spruce it up, and generally, it can be a do-it-yourself project. Make sure cover any walls with scratches and chips and consider updating any accent walls with a more neutral coat.

Repair floors.

Hardwood floors are a very desirable feature in a home, so you want to ensure they look their best by fixing scratches or dull areas. If your carpet is worn or stained, consider replacing them. And don’t forget the tile in your kitchen or bathrooms. Re-grouting can go a long way in making dingy tile work look brand new!

Refresh the la ...
